Roadmap to Redevelopment — A Marketing Study on the FMC Properties

The FMC properties represent potentially valuable industrial assets for redevelopment and yet are challenged by a number of factors that include, but are not limited to, timely cleanup and local jurisdiction issues that make marketing the property for sale problematic at the current time.
The approach to this marketing study was to analyze the FMC properies’ position within the current real estate market, to identify and clarify the assets available at the site, and to identify expanding industry sectors that might utilize the property assets. A key element of this report is an assessment of the economic and real estate incentives that have been used to successfully market properties of significant size and scope, such as the FMC properties.
Purpose
This study will provide a roadmap for redevelopment for the former FMC phosphorus processing facility. The recommendations contained herein are based on a broad market analysis of domestic and international trends and opportunities. The report will incorporate recommendations for:
- A broad economic development strategy considering the current status of local, tribal, state, and federal incentives;
- Alternative options for redevelopment
- A framework for marketing the site
